Sandy ground is actually the ideal starting point — we grade and compact a proper aggregate base over it, and the natural drainage underneath means rain moves through the turf and away instantly. Island lots are some of our best-performing installs.
In direct summer sun turf runs warmer than grass, like a deck does. Lighter blade colors and heat-reducing infill keep it comfortable, the sea breeze helps more than you'd think, and a 30-second rinse cools it completely.
It's one of the few upgrades that pays you twice — better listing photos and reviews on one side, zero mowing contracts and dead-sod replacements on the other. Over a 15+ year lifespan, most rental owners come out well ahead.
